Fire Reinstatement

About this Project

Property: 3 bedroom end of terrace Victorian house.

Project: Refurbishment and reinstatement of building due to severe fire and smoke damage.

Timescale: Typically these refurbishment works would take 20-24 weeks with the severity of the fire and smoke damage. Due to the unforeseen circumstances COVID-19 brought about in 2020 causing lack of building materials and flexibility of manual labour , it was agreed the schedule would be extended to 36 weeks and was completed within that time frame.

The Works: Initially to protect the property from further damage from the elements a full scaffold was erected including a temporary scaffold roof. Local authority Building Control was then consulted and a full SAP was initiated to bring insulation and Uv-value regulations up to date. A full electrical rewire was undertaken along with a full re-plumb including new boiler and central heating system, all completed in house by our Electrician, Central heating engineer and apprentices.

 

Due to structural defects caused by the initial fire the roof, rear 2 storey wall and all internal walls were removed. At this point during one of our regular consultations it was agreed that some minor changes to suite customer requirements would be made, the upper room dimensions were altered increasing the size of the family bathroom to accommodate a shower as well as the existing bath and the lower floor area to have steel beams installed to create an open plan Kitchen/Lounge/Diner.

The roof was then installed optimising loft floor space. New windows, composite front door and rear conservatory now made the property weather tight enabling all internal works to commence.

Like a well oiled machine our plastering team sprung into action, rebuilding walls, boarding ceilings and plastering throughout, followed by the carpenters fitting new skirting, doors, fitted wardrobes and an amazing new kitchen all chosen and designed with regular meetings and input from our customer.

Decoration internal and external was all completed to customer requirements, new Amtico flooring laid throughout and a thorough deep clean by our specialist cleaning team brought the project to an end.
